Understanding and Generating the Summary
Why This Matters
When a deficiency is identified, the selected Issue, Action, and Summary Note become the foundation of both the inspectagram Summary and the Alternative Humanized Summary.
The predefined dropdown selections are intentionally written to produce clear, consistent, professional, and defensible reporting. In most cases, simply choosing the options that best match the observed condition will generate an accurate, well-written summary while also providing the information needed to create an effective Alternative Humanized Summary.
Custom entries are available when additional specificity is needed but are typically not required. Using the standard dropdown selections whenever possible helps maintain consistency and produces the best results for both summary formats.
Generating a Summary
After completing the inspection, navigate to the Summary page and tap the black hat to begin generating your summary.
To Generate the inspectagram Summary
- Tap the black hat to open the Summary generator.
- Select the ratings you wish to include.
- Review and modify deficiencies directly from the Summary page as needed.
There is no need to scroll through the report to locate individual findings, as they can all be reviewed and adjusted from this screen.
- Press the green circular arrow button in the bottom-right corner of the screen to generate the standard inspectagram Summary.
To Generate the Alternative Humanized Summary
- Press the Humanize button in the bottom-left corner of the Summary page.
- A prompt will automatically be copied to your clipboard, and ChatGPT will automatically open.
- The prompt is optimized for ChatGPT but can be used with other AI assistants as well. For the most consistent results, we recommend using ChatGPT.
- In a new ChatGPT conversation, tap the input field, select Paste, and submit the prompt.
- Copy the generated response exactly as it appears.
- Return to inspectagram and paste the response into the provided field to create the Alternative Humanized Summary.
- You can switch between the inspectagram Summary and the Alternative Humanized Summary at any time by regenerating the desired version.
The Importance of Issue and Action Selections
If a component has a deficiency and is assigned either the Caution or Thumbs Down rating, the Risk Rating Interface ("Moodle") opens. This is where you select the appropriate Issue, Action, Summary Note, and, when applicable, the Location and Trade.
Issues and Actions are intentionally written as two reinforcing terms separated by a slash.
Example:
Issue: Damage / Deteriorated
Action: Further Evaluate / Repair
These are not separate selections. Together, they form a single Issue and a single Action.
The second term reinforces the first, helping communicate findings clearly and consistently while supporting professional and defensible reporting practices.
If customization is required, following the same two-term format whenever possible will help maintain consistency.
Understanding Report Statements
Report Statements, as shown in the Risk Rating Interface ("Moodle"), provide the detailed narrative that appears within the body of the report.
They provide context for the client and explain what was observed. In most cases, they do not need to be modified and are not the primary source of summary generation.

The inspectagram Summary
The inspectagram Summary provides a concise, professional, and defensible overview of report findings. It remains an excellent reporting option and can be customized as needed.
The Alternative Humanized Summary
The Alternative Humanized Summary uses the same Issue, Action, and Summary Note selections as the inspectagram Summary.
The difference is presentation.
While the inspectagram Summary uses a structured format, the Alternative Humanized Summary presents the same information in a more conversational style that some clients, agents, and referral partners may prefer.
It is not intended to replace the inspectagram Summary—only to provide an alternative way to present the same findings.

- Select a Location and Trade when applicable.
- Use the predefined dropdown selections whenever possible.
- Customize entries only when additional specificity is required.
